Rates for Parties
Let me state in the beginning that these are Birthday, Anniversary, or any kind of party where invitations are being sent out and no donation or charge is being charged to come to the party. No alcohol is being sold. They are not to make a profit, just to have fun. There is to be no entrance after 10 pm.
Children?s Birthday Parties, Wedding or Baby Showers, etc.: Dates booked for these with 50 or less guest will be from $250 to $300 depending on the time of year. For this price the dates will either be in the afternoon. You will have the facility an average of 6 hours to set-up, have your party and clean up afterwards. Extra hours will be at a charge of $50 an hour. We will also offer a catering and set-up, clean-up pricing on these parties.
Adult Birthday Parties 40th, 50th,etc.: can be held either Friday or Saturday nights. Price is discounted for Friday nights. 50 to 100 people, with or without DJ (you may use our system) Held in current Lodge, Fridays downstairs only -- $350 to $500 Firm depending on the time of year and heat and air conditioning needed. Saturdays Upstairs and downstairs $1000. Downstairs only $800 with use of air conditioning. 100 to 200 people or more will need to be held in our new facility which will be $1800 firm for Saturdays and $1600 for Fridays. We will also offer a catering and set-up, clean-up pricing on these parties
All of these rental prices include the use of the yards as well.
Liability Insurance Must be obtained and a copy given to our Staff Before the Party

Class Reunions, Family reunions and non-profit functions, pricing will be discussed according to the needs of your function. We will try to work with you and your committee or group to achieve the best possible out come for your function.
In order to do that we will need complete information on what you are planning making sure all is done properly and legal.
Regardless of what type of function you are having there is a $300 deposit to be paid in cash when you come the day of your function. It will be returned to you on the same or following day, after clean-up and inspection is done. This not only covers clean-up but broken or damaged items, plants, pond, etc on the property.
If you are having a birthday party or anything other than the children?s parties and showers you must purchase liability insurance. As listed below.
If you are having a small party with only 20 or 30 guests, consider a Friday night instead of Saturday, and Sundays are usually less expensive for showers. Pricing also depends on the time of year. As this was once a horse barn it is very costly to heat or cool. A small outdoor wedding; without a long night of partying why not a Sunday afternoon. We are flexible.
½ must be paid as a deposit to book a date. No dates are held without this deposit. The balance of the rental has to be paid by the date listed on your contract, which is approximately 2 weeks before. If you are booking almost a year in advance you may pay 1/3 down and 1/3 in 90 days and the balance approximately 2 weeks in advance as listed on your contract.
Last but Not least Most Important
Liability insurance must be provided in the amount of $1 million dollars per occurrence and $1 Million dollars aggregate with Axton Lodge, ?The Pines? named as additional insured on the policy
This is also known as event insurance. I have listed 2 links on this site that are very reasonable, less than $1 a person. This covers you and us from all damages while you are renting the property.
